Munroe Properties, Inc Rental Agreement

We look forward to welcoming you soon!
Please take a moment to carefully read your Vacation Rental Agreement before the start of your vacation.
Any funds received by Munroe Properties, Inc. for the occupancy of the property indicate your full acceptance of the terms of our Vacation Rental Agreement.
All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with and adhere to all policies pertaining to the rental.

REQUIREMENTS:
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This individual is designated as the "Guest."
All communication regarding the reservation, including cancellation and damage policies, will be conducted exclusively with the Guest, not with the Guest’s invitees. Please note that Munroe Properties, Inc. rents only to responsible adults over the age of 25.
SUPPLIES:
Munroe Properties provides a starter supply of essential items, including soap, toilet paper, paper towels, dish detergent, and laundry detergent. Any additional supplies needed during your stay may be purchased at the Maritime Market on the island. 


DOWN PAYMENT/ PAYMENT: 
Down Payment: A reservation requires a 50% down payment paid by credit card at the time of booking.
Final Payment: Full payment is due 30 days before your scheduled arrival date.
- If paying by check (payable to Munroe Properties, Inc), the check must be received by the due date.
- If a check is not received by the due date, the remaining balance will be automatically charged to the credit card on file.
- Please ensure the credit card on file has an expiration date that extends beyond your stay.
Last-Minute Reservations: If a reservation is made less than 30 days before arrival, full payment is due immediately at the time of booking.
Returned Checks: A $50.00 service charge will be incurred for any returned checks.
BALANCE PAYMENT: 
The balance of your reservation is due no later than 30 days before your arrival date. If we do not receive payment by this deadline, the balance will be automatically charged to the credit card currently on file.
You have the following options for settling the balance:
- Credit Card: We can charge the balance to the same card used for your initial payment, or you can call us at 910-363-4955 to provide an alternate card.
- Check or Money Order: Payment must be issued and received at least 30 days before your arrival. Please mail your payment along with a signed copy of the rental agreement to the address below.

DAMAGE POLICY: 
As a condition to the rental of all Vacation Properties, Streamline Getaways / Munroe Properties, Inc reserves the right to charge the Guest’s credit card for all uncovered Guest/Invitee caused losses and damages sustained to the Vacation Property throughout the duration of their period of occupancy. In the event of any uncovered Guest/Invitee-caused loss or damage to the Vacation Property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Munroe Properties, Inc is hereby granted the right to charge the Guest's credit card. An itemized statement outlining all associated costs will be sent via regular or electronic mail to the address submitted by the Guest at such time as the reservation was booked. By written or electronic endorsement of this Agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

GOLF CARTS:
Please ensure golf carts are charged when not in use. Munroe Properties, Inc is not responsible for towing fees or replacement rental charges resulting from dead batteries. The renter is responsible for all damage to the golf cart upon departure and will be charged via the credit card on file. Please report any issues with the golf cart immediately upon arrival.

UPON ARRIVAL:
Please inspect your rental immediately upon arrival. If you have any concerns or issues with the property, you must contact our office immediately. No refunds or considerations will be given unless we are notified of problems during your stay.

EMERGENCIES & MAINTENANCE:
If you experience a problem with access, condition, or functionality of the rental, please contact the Munroe Properties, Inc office at (910) 363-4955. Leave a voice message if there is no answer.
- After Hours (Monday- Sunday after 5 pm): We will make every effort to return your call as soon as possible.
- Urgent Situations: If we do not promptly return your call and the situation is urgent, you may call or text our emergency line at (910) 471-3848. Non-urgent issues will be addressed during normal business hours.

ARRIVAL & DEPARTURE TIMES:
- Arrival Time (Check-In): 4:00 PM. Please do not arrive before your scheduled check-in time unless an early arrival has been specifically arranged. A charge of $100 per hour may be assessed for early arrivals before 4:00 PM. We require this time to ensure the property is in perfect condition.
- Departure Time (Check-Out): 10:00 AM. Your prompt departure is appreciated. Late check-outs must be pre-arranged. If the property is not vacated by 10:00 AM, a charge of $100 per hour will be assessed (minimum one hour). If the property has not been vacated by 12:00 PM and the cart returned to the home on charge, a fee equal to two days' rental rate may be assessed.
CANCELLATIONS:
All reservations are final upon booking, and we offer NO REFUNDS. Cancellation results in a 100% loss of all payments unless we can rebook your dates for another renter. This loss can be avoided if Traveler's Insurance was purchased and the reason for cancellation is covered by the policy. All reservation changes require written acknowledgment. If a reservation is cancelled and full payment has not yet been made, Munroe Properties is authorized to charge the card on file for the full payment amount on the cancellation date.

POWER / WEATHER RELATED CANCELLATIONS:
Munroe Properties Inc does not issue any refunds due to acts of nature, including weather, hurricanes, ferry operations issues, power outages, or other similar events. Traveler's insurance provides protection against these instances.

VACATION RENTAL INSURANCE:
We wanted to provide you with important information regarding CSA Vacation Rental Insurance, which is available through Munroe Properties, Inc.
This coverage is designed to protect your vacation investment in case of unforeseen events, covering cancellation or interruption of your stay, travel delay, and emergency/medical expenses.
Please note: We DO NOT automatically add vacation rental insurance.
If you are interested in purchasing this optional coverage, you must notify us to add it before your full payment is made. The premium is 6.95% of the total reservation cost and is non-refundable and non-transferable.
We strongly recommend purchasing this plan, as if you choose not to purchase this coverage, no refunds will be given for unforeseen cancellations.
Please read your documentation carefully as certain limitations, restrictions, and exclusions apply. For questions concerning the travel insurance or to make a claim due to a cancellation, please call CSA directly at 1-800-554-9839.

CONDUCT OF GUESTS:
The rental property is not intended for parties or gatherings beyond the occupants who have paid to stay at the property. Any exceptions must receive prior approval by contacting Munroe Properties, Inc.
Be advised that excessive noise, music, illegal activity, or evidence of policy violations may result in immediate eviction without refund, and additional charges may be assessed.

OCCUPANCY LIMITS:
Occupancy is limited according to the property's bed configuration and/or limits set by the owner. If the number of tenants exceeds the maximum occupancy stated in the contract or on the website, Munroe Properties reserves the right to either issue a fine of $1,000 per person or ask the tenant to vacate the property immediately.

CLEANING FEES & CONDITION:
A non-refundable cleaning fee is required with all reservations. This fee covers standard services, including dusting, vacuuming, sanitizing, and cleaning linens and towels.
Guests are required to follow all check-out procedures and leave the property in the same general and good habitable condition as it was upon arrival.
Any undue or unreasonable cleaning required inside or outside the property (including grounds, BBQs, and carts) will be charged to the Guest's/Cardholder's credit card as an Additional Cleaning Charge at a rate of up to $75 per hour, with a one-hour minimum.
CLEANING REQUIREMENTS:
Housekeeping is not provided during your stay unless previously arranged. Failure to comply with the pre-departure cleaning requirements below, resulting in excessive cleaning, will result in a charge to your credit card of $75 per hour, with a one-hour minimum.
Before Departure, Please Complete the Following:
1. Place all used linens and towels in the laundry room.
2. Place all dirty dishes, cookware, and utensils in the dishwasher and run the cycle.
3. Ensure floors are in generally good condition and ready for our housekeepers to vacuum/sweep.
4. Remove all perishable food from the refrigerator and microwave, leaving them clean.
5. Clean all appliances (stove, oven, BBQ, etc.) and ensure they are free of spills and grease.
6. Collect all household trash and litter from the premises, ensuring it is properly bagged to prevent spillage or leakage.
7. Deposit all secured trash bags in the outside containers provided. Due to local wildlife, under no circumstances should household garbage be left unsecured outside or additional charges apply.
8. Place the "Garbage Service Needed" sign on "YES" to alert the garbage collectors.
9. If applicable, return the cart(s) to the charging area, place them on charge, and remove all garbage from the cart and garage area, placing it in the outside bins.
10. If you stay in a pet-friendly home, please minimize pet hair before departure.

PROHIBITED ITEMS:
GLITTER AND CONFETTI ARE NOT ALLOWED AT ANY PROPERTY, INSIDE OR OUTSIDE.

LINENS & TOWELS:
Sheets, pillows, blankets, bath towels, and washcloths are provided (one set per guest).
- DO NOT take the home’s linens or towels outside. Please bring your own items for outdoor use or sunbathing.

SMOKING POLICY:
Smoking is NOT permitted inside any Munroe Properties, Inc Property.
- Smoking is allowed outside, provided all butts and ashes are discarded in the outside garbage. Do not throw butts on the ground or bring them into the rental.
- Oil lamps and incense are not permitted due to long-lasting odor.
- Violation of the smoking policy resulting in any tobacco odor inside the home will incur a minimum $250 charge for excessive cleaning.

PLUMBING:
- Please do not flush feminine hygiene products down the toilet.
- If a clog occurs, plungers are provided.
- Do not pour grease down any drain.

TV, WIFI & PHONE:
Our properties are privately owned and feature various subscription packages for cable, satellite, and internet service.
- Munroe Properties Inc does not guarantee specific programs, events, or receptions.
- Guests are liable for ordering any Pay-Per-View programs. If a guest does not use their own credit card for ordering, programming charges plus a $15.00 processing fee will be charged to the credit card on file.
- Some properties are equipped with a telephone; short calls within the U.S. are permitted.

FIREPLACES:
- Please note that the fireplace is not to be used, according to our insurance policy.

PET POLICY & GUIDELINES:
1. A $350 nonrefundable pet fee, plus taxes, must be paid.
2. Pets are strictly prohibited from being on any furniture or bedding.
3. Guests must ensure all pet hair is removed to avoid additional cleaning time and charges.
4. All pet waste must be immediately picked up, placed in secured trash bags, and disposed of in the garbage cans.
5. The guest assumes full responsibility for any damage to the interior, landscaping, or outdoor property caused by the pet. Any costs will be charged to the credit card on file.
6. Excessive cleaning required due to the pet will be charged to the renter at a rate of $75 per hour.
Please Note:
Unauthorized occupancy of pets will result in immediate eviction and the loss of all rents and deposits. If an unauthorized pet is discovered after your departure, a penalty of $150 per day, plus any additional cleaning charges, will be assessed.

LEFT ITEMS:
Please check carefully for all belongings before you depart. If you request that left items, be mailed to you, you will be charged the cost of shipping plus a $25 service fee. Munroe Properties Inc is not responsible for any lost or stolen items.
RIGHT OF ENTRY:
Guest(s) agrees that Munroe Properties, Inc reserves the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damage, make necessary repairs, alterations, or improvements, or to show the property to prospective purchasers or guests. Prior notification will be given in the event the property needs to be shown to prospective purchasers or guests.

SECURITY & SAFETY:
- You assume responsibility for the home, its contents, and your personal property during your rental period. Always lock all doors and windows when leaving the home.
- The guest is responsible for the cost of replacing any lost keys.
- While children are welcome, please be aware that certain conditions in and around the home may pose hazards to both adults and children. Children must be always supervised.
- Munroe Properties, Inc, does not assume any responsibility for injuries resulting from a failure to use due caution.
- Candles are strictly prohibited due to fire hazards, except for emergency candles used during a power outage.

CONSTRUCTION ON THE ISLAND:
Please note that Munroe Properties, Inc is not responsible for any construction activity occurring near the rental property. Renters will not be compensated for construction noise or activity, and we are unable to provide prior notification of construction activity.

RESTAURANTS & ISLAND CLUBS:
Munroe Properties, Inc is not responsible for the operating status or hours of island restaurants and clubs. Please check the establishments' websites or call them directly for current hours of operation.
Please note that access to the BHI Club and The Shoals Club is not guaranteed. We cannot offer discounts or refunds for closed establishments or if you are unable to access the clubs.
UNAUTHORIZED USE OF PROPERTY:
Munroe Properties, Inc Management reserves the right to evict any tenant without a refund if, in our sole discretion, the tenant becomes objectionable or violates any of the terms and conditions outlined in the rental agreement.
This includes, but is not limited to, renting under false pretenses, hosting a house party, using illegal fireworks on the property, or exceeding the maximum occupancy. Any such eviction is pursuant to NCGS 42A-24.
The tenant will be responsible for charges related to cleaning and repairs, and in extreme cases, criminal charges may be filed.

INDEMNIFICATION AND HOLD HARMLESS AGREEMENT
While Munroe Properties, Inc and its Property Owners endeavor to maintain Vacation Properties in excellent condition, no guarantees are expressed or implied regarding the suitability of the property for any particular purpose.
All Guest(s) and their invitees use the Vacation Property structures and premises at their own risk. Munroe Properties and its Property Owners shall not be held liable or responsible for any injury to Guest(s) or invitees caused by:
1. The intentional or unintentional acts of said Guest(s) and/or invitees.
2. The failure of structures, appliances (including grills and golf carts), furnishings, and/or other equipment, whether due to malfunction, misuse, acts of God/nature, or otherwise naturally occurring events.
The Guest is responsible for all damages to the property, including loss of use for future reservations of the rental property and golf carts until necessary repairs are completed. Munroe Properties will ensure all repair work is performed in a timely manner.
No guarantees are expressed or implied regarding the suitability of utilities and other services provided to the Vacation Properties, adjacent structures, and premises, or the compatibility of materials used in the construction and contents of the Vacation Property.
Munroe Properties, Inc and its Property Owners shall not be held liable or responsible for allergic reactions to Guest(s) or invitees caused by:
- Materials utilized in the manufacture of the Vacation Property and/or its contents.
- Mold and/or airborne spores.
- Pet/animal allergens.
- Chemical agents including, but not limited to, those in appliances, linens, carpeting, utensils, fixtures, pools, and/or other equipment.
By written or electronic endorsement of this Agreement, Guest(s) and invitees hereby agree to forever hold-harmless and indemnify Munroe Properties, Inc and its Property Owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the Guest(s)' use of the property.
